I TEMPI CERTI DELLE CASE PREFABBRICATE

Le case in legno consentono un notevole controllo sui costi, che evita sorprese economiche, purtroppo assai frequenti per le costruzioni tradizionali, a causa della scarsa programmazione, dell’assenza di capitolati, di computi metrici approssimativi, di contratti d’appalto inefficaci e di varianti ed integrazioni “gonfiate” ad arte.
Il cliente delle case prefabbricate può contare su di un contratto chiaro e trasparente e le stesse eventuali modifiche alla campionatura si rivelano semplici e facilmente quantificabili.
La questione della tempistica, altro tallone di Achille dei cantieri italiani (con tutte le dovute eccezioni, sia chiaro), è un aspetto assolutamente rilevante delle case prefabbricate, che permette una serena pianificazione della costruzione.
In molti casi, l’acquirente sarà costretto a reperire un alloggio in locazione e ad organizzare un duplice trasloco, con tutti i disagi del caso. Si comprende come dei tempi lunghi ed incerti rappresentino un problema di non poco conto.
Le case in legno permettono, al contrario, una costruzione veloce e facilmente programmabile, le cui fasi possono sinteticamente essere:

1. Esecuzione delle strutture di fondazione (platea o interrato) da parte di un impresa di costruzione tradizionale. In questo caso una platea viene realizzata in un tempo evidentemente assai più breve rispetto alla costruzione di un piano scantinato vero e proprio. La tempistica dipende comunque dal costruttore stesso, anche se non va trascurata l’influenza negativa degli agenti atmosferici (ghiaccio e pioggia in particolare), per cui sarebbe ideale iniziare il cantiere con la bella stagione.
2. Rilievo del bordo superiore della platea o del solaio da parte della ditta di case prefabbricate.
   E’ essenziale la corretta esecuzione della struttura di ancoraggio della casa in legno vera e propria, in quanto non sono ammissibili grandi tolleranze, in particolare rispetto all’orizzontalità del piano di posa, a causa della particolare costruzione delle case prefabbricate, che non prevede la possibilità di compensare in opera eventuali errori realizzativi. Tuttavia, nella fase di costruzione in stabilimento, si potrà adattare il bordo superiore a quanto eseguito effettivamente dall’impresa.
3. Realizzazione delle pareti in fabbrica.
   Occorrono circa due mesi per preparare tutti i componenti per il montaggio, da assemblare in cantiere. La prefabbricazione vera e propria si limita alle pareti esterne comprensive di serramenti ed a quelle interne, predisposizione degli impianti elettrico ed idraulico compresa. Tutte le strutture orizzontali (solai e tetto) verranno velocemente assemblate sul posto.
4. Montaggio dell’edificio in cantiere, con tempi velocissimi, da un giorno ad una settimana al massimo.
   I montatori si limitano a riassemblare quanto già realizzato all’interno dello stabilimento.
   In genere le case prefabbricate possono essere montate in poche ore ed essere finite esternamente in tre giorni, manto di copertura compreso.
5. Impiantistica e finiture, sino al chiavi in mano, realizzate in circa tre mesi.
   Si tratta di tempi meno sorprendenti rispetto al montaggio del grezzo, poiché tutte le lavorazioni vengono eseguite in opera dalle varie squadre di idraulici, elettricisti, posatori, serramentisti.
   Ad esempio, i massetti dei pavimenti sono analoghi a quelli che vengono realizzati in cemento per qualsiasi abitazione tradizionale, a riprova che le case prefabbricate in legno sono edifici a tutti gli effetti e che le uniche differenze riguardano la costruzione delle pareti, finalizzata al risparmio energetico.

CASE PREFABBRICATE IN LEGNO SENZA RUOTE

Gentilissimo Architetto, leggendo i suoi articoli appare evidente la sua immotivata ostilità nei confronti delle “case mobili”. Siamo una ditta molto conosciuta che produce e commercializza abitazioni su ruote belle e moderne, adatte a tutte le esigenze abitative. Comprendo che possa essere un tipo di abitazione di nicchia nel nostro paese, ma ritengo che si tratti di un prodotto interessante ed offerto a prezzi competitivi.
Forse il suo blog tratta di altro, ma proprio per questo motivo non ritengo giusto prendere di mira le case mobili, definendole (sue parole testuali) “famigerate”.

Rispetto sinceramente la sua comprensibile contrarietà, ma vorrei innanzitutto iniziare riportando qualche passaggio contenuto nelle mail di qualche lettore del blog.

• Buongiorno Architetto. Ho un piccolo terreno agricolo ed intenderei posare una casa in legno, dato che non è possibile costruire nulla. Secondo lei avrò problemi con l’amministrazione con una casa su ruote?
• Posseggo un lotto non edificabile in Toscana. Sto seriamente pensando ad una casa mobile, su ruote.
• Posso costruire una casa non su fondazioni (pensavo ad una base mobile) per aggirare i vincoli edilizi?
• Grazie per i preziosi consigli. Ho solo una piccola domanda. Se acquisto una casa su ruote, posso metterla in un terreno agricolo in Liguria senza rischiare denunce o commettere abusi?
• Mi hanno proposto di costruire una casa su ruote. Il terreno non è edificabile e quindi non posso richiedere alcun permesso.
  

Come può capire, in queste lettere non si parla mai di risparmio energetico e non si fa alcun cenno alla bioedilizia. Questi sono i temi centrali dei miei articoli e, ritengo e spero, l’interesse principale dei miei lettori. Personalmente sono contrario a condoni, sanatorie, furbate all’italiana, abusi edilizi. Credo lei sappia bene qual è il target a cui vi rivolgete (non giudico e non intendo interessarmi di ciò, ma mi interessa distinguere nettamente i due ambiti). Nel nostro paese la cultura del legno non esiste, se non in specifiche aree geografiche e si sta tentando timidamente di divulgarne la conoscenza per incentivarne la diffusione. Se confondiamo le case su ruote con le case prefabbricate a basso consumo è segno che c’è tanto lavoro da fare. Nel mio piccolo (senza nulla in cambio, gli articoli sono sempre liberamente scaricabili ed a disposizione di chiunque) cerco di dare un servizio aperto ed onesto sulle case prefabbricate.
Quando avrò esaurito gli argomenti sulle case in legno sarò costretto a chiudere il blog o ad occuparmi d’altro (forse delle case mobili, chissà), ma al momento il tema mi appassiona e penso meriti ampia trattazione.
Le case su ruote rispondono all’esigenza di evitare l’ancoraggio al suolo, rappresentando una soluzione ibrida che può essere tollerata qualora i controlli comunali non siano rigidi o presenti. Non ne conosco i costi e le prestazioni energetiche, mentre ribadisco che le case prefabbricate sono edifici a tutti gli effetti e si pongono come un’alternativa concreta alle abitazioni tradizionali in muratura. Necessitano sempre di permessi edilizi e vanno ancorate al suolo su fondazioni (platea o interrato).
Il buon rapporto q/p delle case in legno consente di realizzare in poco tempo a prezzo certo e bloccato edifici a bassissimo consumo in bioedilizia, con un grande comfort abitativo e senza vincoli di progettazione.

Nakheel to develop 4000 homes and villas in Al Furjan developments

The first stage of construction of the project, Al Furjan, is due to begin during the initial half of 2008. The handover of the terraced homes and villas will be complete by the year 2010. The completion date for the entire 560 hectare development has been scheduled towards 2013.

The Blue Heart diamond certainly did not belong to Empress Eugenie of France, but undoubtedly there is a French connection to this diamond, as the rough diamond was cut and polished, and transformed into it's modern heart-shaped form by the renowned French diamond cutting firm, Atanik Ekyanan of Neuilly, Paris between 1909 and 1910. Previously the origin of the diamond was uncertain, and thought to be either India or South Africa, even though by the beginning of the 20th century, most of the historical diamond mines of the Eastern Deccan Plateau in India were already abandoned.

However, this mystery has been solved and more information about the diamond has been unearthed, thanks to the untiring efforts of the dedicated scientists of the Natural History Museum of the Smithsonian Institution, the present owners of the diamond. The researches went into the archives of De Beers, and unearthed evidence to show that the diamond was discovered in the Premier diamond mines of South Africa, in November, 1908, and the rough stone weighed 102 carats. The rough stone was eventually cut and polished in Paris as stated earlier and sold to Cartier's, who set the diamond in a "Lily of the Valley" corsage and sold it to an Argentinean woman Mrs. Unzue. The diamond remained in the Unzue family until 1953, when it was purchased by the jewelry firm Van Cleef & Arpels, who dismantled the corsage setting, and re-set the diamond in a pendant, surrounded by 25 colorless or white diamonds. The pendant and the accompanying necklace was priced at $ 300,000, and was sold to an unnamed European titled family. In 1959, Harry Winston acquired the diamond, and re-set it again in a platinum ring and sold it to Marjorie Merriweather Post. The diamond remained with Mrs. Post until the 1960s, when she finally decided to donate the rare blue diamond to the Natural History Museum of the Smithsonian Institution, at Washington DC, where it is on display in the Janet Annenberg Hooker Hall of Geology, Gems and Minerals, in the National Museum of Natural History.

Natural blue diamonds surpass all other gemstones for their sheer beauty, and it is this uniqueness in their beauty combined with their rarity, that make them the most sought after diamonds by collectors and connoisseurs, around the world. The sale of a rare fancy vivid blue diamond weighing 6.04 carats at a Sotheby's auction in Hong Kong, on October 8, 2007, for a record-breaking price of 7.98 million, therefore comes as little surprise to those in the trade and the well informed. The $ 1.32 million per carat price of this diamond has broken the 20-year old world record, set by the Hancock Red (Halphen Red) diamond in 1987, which sold at $ 926,000 per carat. The diamond is reported to have been purchased by Moussaieff Jewelers of London, who in 2001 purchased another extremely rare 5.11-carat red diamond known as the "Red Shield," for an undisclosed amount, from the William Goldberg Corporation of New York. The Red Shield was subsequently re-named the "Moussaieff Red," which is the largest red diamond in the world.

List of famous blue diamonds

The Blue heart diamond is a rare Type IIb diamond, and all naturally colored blue diamonds belong to this group. However, the occurrence of these diamonds is much less than 0.1 % of all natural diamonds. Type II diamonds are nitrogen-free or contain undetectable quantities of nitrogen.

If the diamonds are not only nitrogen-free but free of all other chemical impurities, they are known as Type IIa, which constitute about 1-2 % of all naturally occurring diamonds. However, instead of nitrogen, if they contain trace quantities of another impurity boron, the diamonds are known as Type IIb. Boron atoms incorporated in the crystal structure of the diamond, changes it's absorption spectrum imparting the blue color to the diamonds. The diamonds also become semi-conducting, unlike other diamonds which are non-conductors of electricity.

Characteristics of the diamond

The Blue Heart diamond is a 30.62-carat, heart-shaped, blue diamond. The color grade of the diamond is not known, but the color is variously referred to as dark blue, deep blue, steel blue etc. However, if one goes by the appearances of the diamond, it may qualify as a fancy intense blue or fancy vivid blue, according to the GIA color grading system.

The "Blue Heart" diamond is the 5th largest blue diamond in the world according to the list of known famous blue diamonds. See table below.

Whilst two-days back, I introduced you to the red diamond ring reaching the Christie’s auction and today the ring has set a new record by selling off this dazzling ring festooned with a unique red purple diamond for a shocking $2.6 million. The octagonal shape of the ring is equipped with 2.26 carats and stand with the honopur of being the largest red diamond, ever to be auctioned. The proud owner of the gem is the English jeweler, Laurence Graff.

It has been said that whoever owned the Koh-I-Noor ruled the world, a suitable statement for this, the most famous of all diamonds and a veritable household name in many parts of the world. Legend has suggested that the stone may date from before the time of Christ; theory indicates the possibility of its appearance in the early years of the 1300s; history proves its existence for the past two and a half centuries.

The 45.52 carat steel blue Hope Diamond was found in India back in remote times as a rough crystal weighing 112 carats. It first came to light when Jean Baptiste Tavernier, the noted French traveler of the 17th century, was approached in India by a slave who had a very secretive manner about him.
